Step 1 - We sourced a property BMV (Below Market Value). This was due to the owner requiring a quick sale.
Step 2 - We then carried out a light cosmetic refurbishment to increase the value of this property and to also increase the rental value.
Step 3 - The property was then rented out at market rate.
Step 4 - We then organised the re-finance of this property; but at the now increased value of £125,000. On a 75% LTV mortgage this allowed £93,750 to be pulled out from the property.
After the re-finance the investment into this property was £14,500 (inc purchasing fees and the refurb). The 25% of equity was now worth £31,250.
